"As Is" Residential Contract For Sale and Purchase

I am currently in the process of buying a property FSBO in the state of Florida. I was wondering if anyone can use the "As Is" Residential Contract For Sale and Purchase from the Florida Realtors or is there any other forms that can be used? Any recommendations are greatly appreciated. In the past I have used the form, but the seller was a broker.
