I'm extremely motivated and inspired to work my *** off (excuse the language).I've already read tons of articles here and I know what preliminary things I need to start with. i am currently working on a business plan, researching the market and the like.

@Janette Richan if you are a motivated self starter I would suggest going with 100% broker and have control of where your training dollars go.If you want something more structured a team might be for you.I see no advantage in being with a big brand with "name recognition" if they are not feeding you leads.

Landlords who are trying to fill a vacancy have a much better chance of being motivated to just sell it.

I have to say that is my primary motivation.

For instance, you said the 5 people that you called back were not motivated.- Non-verbal/Subtle cues - This is very important.  

I used Craigslist to scout a couple of properties over the weekend and met a broker trying to sell a 'motivated' sellers duplex.

Both markets are very hot for appreciation but also carry positive cash flow.There are numerous turnkey companies down in those areas for cash buyers.

Setbacks just set you up for a comeback and I'm more motivated and inspired than ever!
