Most of the houses are going to need at least some work ($5,000+) and after all the expenses,etc.  

@Matthew T. the biggest issues I experience with LD flipping is that you're probably going to need to pay more people, and with sourcing deals, so returns aren't nearly as good.  

I did it for you below, but you're going to need to populate everything for each of the deals, I don't know what your costs are in your area.

I suggest you have a nice talk with them, don't give them "who gave you the authority tone".They have long memories, and they could get back at you this year, next year, when you sell year.

Also I would start looking for guys who's wife won't let them get a cabin/muscle car/New BBQ deck etc until they get rid of their pontoon boat.

It feels like you're going to be stuck with it or are going to need to be okay losing some money to walk away.

Even if you decide to let them stay you set the tone going forward.

If you plan to keep your business revenue separate from your personal income, you're going to need a business bank account.

Possible to find this rate but you are going to need really strong credit and somewhat high down payment
