@Jared Carpenter every deal is different so in order to compare apples to apples I look at the total return in the time period.I don't really like non stablized cashflowing assets like developments or flips especially in this sellers market.

I would recommend starting with a few assignments to get the hang of putting deals together with sellers and filing them with good tenant/buyers, and to build up a cash reserve before staying in the middle with a sandwich.

I’m under the impression that I’m a double closing that you would need funds upfront to cover the cost of buying the property from the seller then going back to the end buyer and finishing that contract and that’s where you would make your profit.

I'm not really sure why Freddie Mac, as the seller, would be asking for a gift letter, unless someone misunderstood and they think you are gifting a down payment like Chris said?
