Nothing like first hand experience and meet with local realtors, contractors and attend an RE meetup while you're there.There are good and bad areas to invest everywhere. 

Many tenants will stay during the inspection and you will get to meet them, shake their hands and see what you are getting yourself into.

Access - I have been advised that the staircase and railing leading to the attic will have to meet code and be sturdy enough to support the tenants4.

It’s short notice, but we will be meeting up with a couple of investors tomorrow at 9.

For example if it is a new construction it would have to meet the current building codes to be a bedroom, on the other hand if you are getting a VA loan it would have to meet their requirements for a bedroom.

If he is planning to meet someone and get cash, he could meet me, and the police... not sure the police would care or entertain doing something like this, but why not ask.Any other suggestions in case I find the "rental company" and can reach out?
