Leave some meat on bone for buyer- as the spread would be great for you.Not a big fan of seller financing with major repairs needed unless you have money to pay for repairs- lots of variables here.Good luck but this looks like a fix, refi and hold- as long as you can cash flow.

I will check the developer's clauses to ensure they don't have any restrictions on reselling lots prior to finished product.

My husband and I buy, rehab and sell homes; however, we have a property under contract that has so much upside we should be able to easily wholesale it for a nice profit and still leave plenty of meat in it for the buyer.

These banks can offer products called portfolio loans, which are not subject to the same regulations as "conforming" loans.

Don't bank on appreciation (it's not guaranteed).....cash flow is king.....to me at least at this moment in my company with my current growth goals.
