There are some risk combinations that I just don't feel go together in the rental marketplace.

Basically they sent out a water leak detection company and they determine the source.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

I know there is a marketplace function but I would love for referrals rather than solicitation from vendors. 

Hey Ronda,I didn't see Zillow and Facebook Marketplace on your list of where you posted your property.

I'm from a smaller city, Mansfield Ohio, and the Zillow rent isn't as great as looking on Facebook marketplace, Craigslist, and local property managers.

Then just block dates on your calendar.Keep it simple on one property.You can do additional free advertising on FB marketplace and local groups.

I have marketed it on Avail, Rent Redi, Facebook Marketplace, and Zillow.

Continually ask the PM's, Bankers and Brokers if they have referrals for the other trades, and you should quickly figure out who does what in your target market place.
