Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $110,000
Cash invested: $25,000

Found a great deal on this duplex through facebook market place.

What made you interested in investing in this type of deal?

I’m always looking to capitalize on a good deal and build my portfolio or make some money through a flip.

How did you find this deal and how did you negotiate it?

Found the deal on facebook marketplace. Was able to negotiate the price down by pointing out needed repairs and cost to update the property.

How did you finance this deal?

Cash and HELOC. Then refinanced to pull out funds.

How did you add value to the deal?

By completing needed rehab.

What was the outcome?

A great deal.
