Hi @Gio Franco We have a lot of owners in my market of Chicago that buy a condo and get a roommate(s).

At some point, either after a 3-5 year single tenant stay or after x number of tenants, you do have to spend a decent amount of funds to keep a property looking "fresh" enough to get +95% of market rent..

We build at cost around $120 per sq without a margin. with margin we get about $145 to $150 and the resale prices we build a home that is the right square feet in our market in Columbus Ohio.

In addition, the rent is capped at the tenant's income and the local market rates, so it may be less than you would receive from a tenant who is not a Section 8 tenant.

The more research I do on Raleigh and the triangle area in general, the more I believe it could be one of the hottest housing markets over the next 10 years.

Have you seller-financed on-market properties? 

Although rents were below market, it was a stabilized asset, fully marketed for sale. 

I talked to a girl from Asia today about development deals in our market in columbus through a visa fast track program from Vietnam. super interesting. hop on linkedin too great place to look at lots of structures and learn. super transparent no BS. we do city of columbus and city of miami 

Then, that's when the real negotiation begins.Definitely contact a probate attorney in that market though.

:texture looks weird. looks cheap, looks like florida houses looked 30 yrs ago and most of them still have that stuff on the walls.it hides imperfections, but i dont like the looks of it.I hate texture, and never use it in Atlanta (buyers don't want it)...But, in two other markets where I rehab, buyers actually EXPECT it!
