NYC is a high-cost-of-living (HCOL) city, like LA and SF - you won't get cashflow here for the first few years even if you come up with a 20-30% down payment and buy a decent multifam.

Even if I lose some money on this, i've learned an unfathomable amount for living through it.

I also have equity in the home I live in (no longer paying rent). 

Provide the tenant with a legal notice that no unauthorized occupants can be living in the property.

Its that beacon we look forward to, we take a moment from our busy lives and enjoy a day dream of what's coming.  

People are looking to live smaller or some are being forced to live smaller, hence the insane growth in apartments and storages.
