I don't have much experience in Ozone Park specifically but I have experience in Flushing queens and Bronx, people throw around all cash offers.

I purchase literally everything on my CC and pay the bill in FULL every month.

Quite literally written into the books for every generation to re-read and absorb.

You're not asking the moon, you're asking what literally every other landlord is asking for. 

But literally no one else has ever stopped by with coffee to just chat with the owner to find out the ground truth, and the repairs/upgrades needed are mostly aesthetic.  

When I made my first visit to the beach at Santa Monica and saw how the homeless lived (on the beach) with access to showers (again on the beach), I literally flashed back to all those homeless people I would see in NYC freezing in the winters,  trying to warm themselves on the subway grated vents.  

If it's literally just that...that doesn't make sense. 

I have literally seen a 3 unit building that was $500k at one point get a roof leak doesn't fix it and it drips water through all 3 units making a giant hole in the building rotting out wood, etc. where you can see from 3rd floor to basement through the hole.

Since we have experienced a fire and literally renovated the entireeeee place...from electrical to plumbing to a new roof...new floors, bathrooms, etc.
