Terms/conditions obviously wont be good as a Fannie/Freddie loan.

I purchased the rental in 2009 when i was stationed in that area and due to the condition of it i got a really good deal on it did most of the repairs myself over time.....Before the fire i was paying $280/month mortgage and $225/month hoa.

More times than not, the chain of command can make life very unpleasant for the service member until they settle their dues/debts.

I would love it if someone could do a real life, down to the nuts and bolts of a MLO.  

For example, there is a 5/3 3000sqft home on Baywood asking $249k in move-in condition and it’s been listed for 30 days.- the schools aren’t rated the greatest and may be limiting your pool of buyers.There is something with that area that is causing homes to sit in the market.

Unfortunately this is a long distance rental so we broke rule #1 of being a landlord and depended on a 3rd party to provide us with updates on the property's condition.

It is in great condition.

However, like many of the rest of you, I stumbled on this little book called Rich Dad, Poor Dad and my entire outlook on life changed, and that was all it took to spark inspiration for me to take steps into the world of real estate--building the asset column, am I right?

Did he accept this condition already?
