Say you have a $400k property and owe $300k so you have $100k equity.

A great investing agent knows those people and will have a goal of you making money so you come back to buy more. 

I've made about a dozen claims, with dollar amounts over $3M, so have some experience here. 

I would do something similar, but it might take longer to see results since you are in so many markets.You might want to consider using Investorlyft to dispo those deals since you are working in several markets.

I currently live in San Diego, so I am interested in my local market also, but I am newer here, so I'm still learning the market. 

@Robin Cornacchio  Theoretically you could but your ira doesn’t have any credit so nobody will likely extend credit to it. 

So I knew there would be almost double the square footage to work with.

Personally, I have no issues making the full monthly payments from the start, so it seems unnecessary to pay the buydown payment just to have lower payments in the first two years.Additionally, my lender said that if I refinance before the 2-year period is over, the remaining buydown payment would be applied to the principal.
