Need Ideas for Step 2

We own a duplex in NW GA that brings $2100 per mo. gross/ $900 net.  We have $100K plus in equity in the property, and $40K cash.  

We want to put the equity to use, but prices and interest rates are preventing any decent profit from the rentals we can afford.   We have good credit and a friendly-ish bank.   We're not opposed to taking a risk or switching lanes, but we're not really experienced beyond single family and duplex properties. 

Any advice on what our next move could be?  I feel like we should be taking advantage of the equity, but how?

Any and all suggestions are welcome!
