Just realized a tenant hadn't paid rent (my bad. 25 days late) called them.

Last night I realized that one of my units ($650) hadn't paid and they were 25 days late!

Lease start/end tracking, rent tracking, automatic payment reminders and late fees, and a lease end move out process that simplifies a lot of the work related to security deposits and charges. 

My goal is to get the rehab done quickly and on the market by mid to late May.

For may part, I am not going to charge a late fee, but make it clear to the tenants that eventually the rent will need paid, just as my owners have a mortgage to pay.
