Kitchen and dining are vinyl.  

The unit I was shown looked decent, but needs a kitchen renovation and all the flooring in the 750 sq. ft. unit needed to be replaced.

As an example, they added 2 cupboard sections in the kitchen which could've been great, except they didn't extend the counter top, so they were using laminate flooring planks to cover them that they had just placed on-top, not even clicked together.

The kitchen and 2 bathrooms have linoleum, I am assuming you would upgrade those too in the cost I gave for estimated repairs.

Frank is looking at granite/SS appliances, designer kitchen and baths, all hardwood floors and great closets space.I will lower the prices by at least few hundred dollars unless you have that qualify of units!

I was told that the estimated cost to repair my building would be around $30k, which would cover carpentry such as doors, flooring, updating the kitchen, windows, and drywall.

@Ryan CannedyBathroom and Kitchens sell (and rent) homes.I don't think this will necessarily increase your rent, but will likely result in finding a tenant faster.

We've only once replaced a hall bath, and only once replace a kitchen.
