I bought a property 2 months ago and inherited a tenant and her kids.

I'm looking at an investment property that has an unfinished basement with the potential of having a three bed/one bath rent-able space.

My summers were 1/2 gone before they started because of schedule commitments and you miss a ton of nights putting your kids to bed. 

Yes, it forces me to save in the form of equity and is protected from the rent increases I was facing at my previous residence, but I turned a blind eye to house hacking because of my love of home design, architecture, and having a space to myself that I really enjoy. 

I currently have an intern now who handles some book keeping on Quickbooks but I see a need in this space, especially with REIs. 

Cool thing is the turnkey space is typically 1-4 unit properties. 1-4 unit properties are the easiest things in the world to finance.

We want to get into the multi-family space.

The upside split is subjective and usually those offering 80% upside to investors are usually new to the space so more risk for the investor.

I thought about trying to "rent" her the space the fence is occupying, but also not sure what I can get away with or enforce.
