It's already overwhelming for them to move so 80% of what you tell them will be forgotten and the paperwork could be shoved in a box and lost.I prefer to give them an email a week after they move in that has some key reminders about their lease, how to dispose of large items like broken furniture, how to submit maintenance requests, etc.

Give them a list of forbidden items to flush.

It is a train and it is hard to stop a train. 

They usually prepare the due diligence lust if items needed from the seller

Patrick, there’s no obviously bad parts of Medford but I would say that the most desirable areas would be Tuft U adjacent where they’re building a new train and attract a lot of professionals and Tufts students.

@Matt Porter The FHA funding fee and monthly mortgage insurance are non-negotiable items and are set by FHA ... nothing your lender or you can do about that. 

Simple ——> you allow your seller to go direct to buyer and in an email and in writing you and the seller agree to your fee and have the closing company add your fee as a line item on the seller side.  

Real Estate Training events, where they give a discount for a spouse or allow them to come at no charge, is definitely a way to begin to get on the same page. 

When I got into real estate brokerage it seemed like I was making a somewhat permanent decision and it pressurized the situation more than it likely needed to be.In hindsight I'd say: go with the brokerage that is going to train you excellently and offer mentorship.
