What type of contract do you use to make an offer for potential deals that will NOT involve a Realtor? 

If there is a management company involved with the HOA, make the request to them.

I have 0% experience in real estate.I currently live in California and I'm looking to relocate back to my home estate where I plan to get involved in real estate on the side as I continue my passion in training dogs.

I should note I've been involved in real estate in 1 way or another for many years aND am now looking to get into the investment side of it.

There's no self employment tax involved, so no worries about getting income in both names.

No legal advice, but I have denied to file claims on behalf of homeowners for acts they claimed were the fault of the HOA (nothing as serious as personal injury - all involved contact between the front gate and personal vehicles).

I'd like to get involved in the real estate investing industry and have been reading, listening to podcasts, and educating myself.Right now I am trying to find a full time job in a position that will give me some experience I can use to help kick start my own real estate investments (interested in rehabbing).
