The let's stay out of jail in me says install an alarm system and a surveillance system (Internet will be needed for the surveillance but you can get internet without a contract these days - and you can watch the camera feed live whenever you'd like; though some basic one-camera systems can be used without internet).That sounds expensive some will say. 

Roger Sandmann if you had to choose between feeding your family or giving a tenant a free place to live in which would you choose?

For example, applying Weed N Feed, Overseeding and generally doing maintenance over and above regular mowing?

The plumbing or electrical feeding or leaving the meter to your units you pay for.

Your main feed into the circuit breaker is live (because some fixtures have power) so the problem is between the circuit breaker and the dead outlets/heaters, which should all be inside your unit and involves your wiring. 

Well.... had to feed the kids.
