If they have more than a few empty lots, you and a partner could move MH's into the park and sell them which should net you a tidy profit if lower cost housing is in short supply in your area.Please let us know if you do interview for the job.

Welcome aboard Zach :)  You will find a lot of great information and fellow investors on this site.   1.Pick an area you are familiar with and get to know the values of the properties and rents so that when a deal comes across your plate you will know it's an actual deal.2.Find a property manager by interviewing several, unless you are going to attempt to manage yourself - I don't recommend if you are just starting out.  3.Join the Atlanta REI they have a lot of educational and networking events.4.Read Brandon's book - a lot of helpful information in there to get started!

As you develop comfort and skill developing rapport, it gets easier.My advice to fellow job seekers was similar: you're not going on an interview / calling to get a job - in this case, deal - you're going / calling to make a new friend.

I even use Skype and TeamViewer to communicate with clients so I'd highly recommend looking for one of the best with great references that interviews well with you.So look for someone you can connect with that works out for your situation.Feel free to ask here if you have questions.
