Is a major in Risk Management with a concentration in real estate worth it if I wanted to start my own real estate business in the next few years?

We are located in Worcester, Ma area and would like to concentrate on eastern Worcester County. 

When we get a stale listing, we sometimes try to sweeten the pot by advertising that we'll waive the app fee or we'll cover 2 months of cable/internet or something instead.

Concentrate on great locations, doesn't have to be a 4 unit.  

Our AI startup has created real jobs for Americans in 2020 and is continuing to look for skilled AI or ML Engineers. they can live almost anywhere in the US as work is remote. but most like infrastructure instead of living off-grid high-speed internet and electric vehicle charging is what they want in a rental. 

The internet, phone, TV plan came out to $30/month because I worked for Cablevision that time, which owned Optimum.

FUN FACT: Did you know tenants can buy fake/counterfeit paystubs from the internet or Facebook for $20?

Including internet routers, electric, gas, water, sewer, trash and gas included.

Heck the internet didn't either, LOLI paid retail. 

As an example, we might see a buyer's/investors rule of commuting time to the city slip down the requirement list and area's internet bandwidth rise on an area's desirability.All this to say, we should be investors.
