Most homes were never designed to be investments.

I would talk to green designates realtors, investors, lenders and builders that are familiar with green investing and green building to get the most accurate and informative opinion because they most likely have done this themselves and can speak from experience or are familiar with folks that have.

@Bill Tyler - Thanks for the tip on HD Supply...I hadn't heard of them before and it looks like there's an interior solutions location sorta nearby.

If you get a higher deposit, don't designate it as pet specifically, so you have more flexibility to use the entire deposit for anything that needs attention.The new carpet makes me pause, but we have done that in the past.  

That box has or should have all the electrical connections to the immediate interior light sources and the porch light if provided....

You basically need to state your case before the zoning commission and let the cards fall where they may.Regarding utilities, there are really 3 costs associated: Design - usually a set of engineering plans is required to be submitted to the municipality (SAWS for water/sewer) before they can be builtConstruction - cost for a contractor to build the utilities per the plans, andImpact fees - you will need to pay these to offset the 'impact' your site has on the water and sewer system.
