@Brice PooleCome up with a operating agreement that includes entrance and exit strategies for each property you purchase. 

Oil base Kilz, Scrub everything down with TSP first and cover everything with the Kilz including the  concrete.

You can also amend the form to include her feedback, initial/date it and send it back to all. 

And in the future, you may want to include a statement that says your signature is null and void after a certain amount of days; that way if they have not redeemed within a certain amount to time, you should be able to continue to make preservation improvements.This post is a little bit old, but I'd like to hear what happened in your situation.

If you are keeping all of the profits, just include that in the agreement. 

Are they rented utilities included?

Specific interests include small apartment buildings (rather than older homes split into units) with 4-8 doors to start with. 

Make sure you include all costs - sheriffs, movers, storage, etc.Normally I'd want to know a lot more about the basement flooding, but since you've said it's a demo, I'd let it go and address it with drainage and/or french drains when you rebuild.Good luck!
