I have been under the impression that commercial financing would be more difficult for someone without a lot of experience under their belt to acquire than the conventional or hard money approach.

I am sure in some select areas there are flippers working on really high end homes but they are going to be rare.  

In that time, I have managed the turnovers, with help of course, and listed/shown the property and selected the tenant.

LLCs I think have become mostly a personal vanity item, a rather transparent and shallow way to impress the woefully naive, and other uninformed wannabes.

I thought I did all of my due diligence on selecting the right one now I’m not too sure.The unit is newly renovated as I was living there for the first year of ownership and did a lot of work to make it turned key (I guess).

My calc says about 45% has to be Cap Gain, but the debate then turns to how good is my model and did I select the correct inputs (future tax rates).
