Hi All,Brand new member here, we are starting a new program for Milwaukee Habitat for Humanity where we invest in & flip homes to raise funds for our Mission.Out of the gate, we're identifying and building our teams, I believe we've got a head-start on this We've got a ton of development to do but my main concern is finding a good deal early as a "proof of concept"We had 2 "Bargain Sale" properties come TO US last year and they went well, I'd like to show our organization the idea of hunting down deals is a winner as soon as possibleWith limited marketing budget in the very beginning, I'm planning on a driving for dollars approachI've read a bit about lists to provide some homes to target, mainly on listsource.com.

The attic and living areas are completely separate environments, therefore, mold in the attic does not present a health risk to your tenants as far as I know.

Since this would be my first investment deal, I feel I'm missing something, and want to know what to be on the lookout for.Here's the facts:6 family home in a b/c class neighborhood, with a lower than average crime rate100% occupiedRenovated 4 years ago Population is steady, jobs are mostly in health care and warehousing/distributionBuilding is older (1890's in a neighborhood mostly built in 1940's)County is about 100,000 peopleLocated right in the center of townI recognize the property may be worth less because of its age, but certainly not 40-50% less, especially when it was renovated a few years ago.
