Otherwise, the lender will likely take their P&I and "trust" you to pay your taxes and keep up the home-owner's insurance you agreed to carry when you signed papers at closing.Mind you, I haven't purchased a primary residence since before the crash.

But I would think a homeowner would be far less likely to want to talk to anybody about losing their house during the holidays.If you're referring to banks and the mls stuff, my advice would be to go look at houses.You'd be surprised how some banks simply make the decision that the house needs to get off the books by the end of the year.

A lot of property management companies are doing outright rentals where they essentially buy out your weeks, pay you a guaranteed amount (which I've seen is often more than what homeowners are making by self-managing), and take on the work and risk of managing.

The property in owned free and clear, but the home owners have already listed the property with a Broker and have signed the "Texas Association of Realtors Residential Real Estate Listing Agreement Exclusive Right To Sell" contract with the Broker and I have no experience with putting the house under contract using the Realtor's contract (TREC 1-4 Family Residential Contract) and adding the clauses that will protect me as the wholesaler.

It was built in 1979 and it was mostly original with 2 bedrooms and 1 bathroom added by an enclosed garage (exterior appeared to be done by a pro and interior by a homeowner).
