Because of this environment, if you are fortunate enough to find a decent asset available, you can reasonably model a significant capital event sometime in the 1st 5-years of the hold and hopefully get a big chunk of your initial capital back.On a side note, I would avoid any investment that involves an HOA.

I have trial in Fairfax County this Friday, November 15th and my initial hearing was two Fridays ago, November 1st.Anyway, my situation/question is, I have three tenants living in a shared-living environment in one of my townhouses, the person I am attempting to evict is my newest tenant and moved in last May, he actually pays rent the 1st of every month, if not before that, so payment is not the issue but he has caused a fruit fly infestation and firehazard in his room/the house as a result of leaving food out and hoarding.
