What sort of catalysts or measurements are we using to know when to off load our flips or homes financed with short-term money?

Need help sorting out all the pros and cons, tax and financial implications, etc. given the current market.

Find one that does high volume for the sort of property you are selling.

We got on the waiting list as soon as we bought back in 17' and fortunately for us that list sort of "went quick", about a month ago we got our spot.

Want to have a tool with all notes, sort/filter options, reminders etc.

I am considering purchasing about an acre of land around Hunter NY, about 2.5 hrs from NYC, for around $10k in cash and using some sort of financing to purchase a 4 season container cabin for the Airbnb short term rental market.

If we were on some sort of negotiated deal where I was getting a bit above market rent then I would not have a long track record of high profits to counter the risk.I find nothing unethical if you STR sublease the unit if the owner/LL knows, but I question how smart it is for a LL to allow STR subleasing of units. 

I am wanting to know what sort of cabinet styles and finishes last the longest and would give me the most bang for the buck and an idea about flooring. 

I gave her a sort of ultimatum that if it didn't improve over the coming weeks that I would have to move on.
