We had an appraisal 1.5 years ago that valued it at 220k and this was before google announced plans of a $600M expansion to their data center located near this property.

I have a rental unit located in DE currently owned by me personally.

The first one charged one month’s rent to locate a tenant, required a $1000 deposit for future repairs that I would not even be notified about in advance, and would be replenished from the following month’s rent along with 10% management fee before I ever got any funds.

Companies such as Amazon (Amazon just announced 2 weeks ago that they are building a 1M+ Sq Ft distribution center here), Uber (most of their LIDAR testing and other R&D are located here), Google, Microsoft, etc.

If she doesn't leave, begin eviction for a holdover where, in many jurisdictions is much easier to win a judgement than for non-payment or other lease violations (where they can just show up to court with the cash and they get to stay, despite your time and court costs).Also, it would be very helpful to us for you to put your RE market in your profile or at least in your post, because in this part of real estate, too, location matters. 

The house is located in Brooklyn, NY.

That’s a great achievement if they are also located in WA.
