Some owners want to do some unreasonable and 'shady' things like you mentioned regarding the Tenant's security deposit and some others may be too far the other way... for example wanting to stop by every other week to check to see if the Tenant is okay... all very silly.

Thank you for pointing me in the right direction.I'm not against financing, I just thought it may be a little safer to borrow from friends and family for my first project since we could set more generous terms that give me some padding for when things don't go exactly to plan or on timeline.

I would just advise a word of caution when working with new wholesalers, make sure you check for clean titles and do correct due diligence on deals.
