- Length of time to develop, likely at least 7-8 months.In the area where we develop with land & build costs what they are today, I cannot build a four-plex and make the the numbers work as an investment, even with me acting as the GC & keeping costs in-house.I can buy an existing property, rehab it & get it rent-ready for less initial investment, more importantly less time to start generating rents.Land/lots we bought in foreclosure from banks during the recession penciled out for this investment, but no longer the case these days due to land/build costs.Best of luck.
