Hi @Anne Coleman,If you have the time and energy to properly screen your tenants then I would 100% take matters into your own hands vs paying a fee.First, set renter criteria that you will stick to throughout the process:- 650+ Credit Score- History of on-time payments- Minimum gross monthly income = 3x rentAfter you set your guidelines you can start screening your tenants.Post on all the free websites...Trulia, Zillow, Craigslist, Realtor, etc etc just google it there are dozens and they all workCozy.com will actually post on multiple sites at the same time...def worth checking outWhen you find someone who is qualified (meaning you pre-screened them and reviewed their application) then run the credit and background checks...SmartMove has been easy to use for me.

The approval will be based on the person with the lower score, so your interest rate, and even the max DTI that you can qualify for will be based on guidelines for the lowest middle score.
