When you delay, you just create additional contacts at a higher level of frustration, that take up more of your time.Lastly, do not discount the knowledge that a competent PM brings to the table.

It can certainly be frustrating for all parties involved. 

It can be time consuming, frustrating, and difficult... but you will certainly find owners who are looking to sell or need to sell. 

If this was unnecessary you lost postage, if you missed this step how frustrating would it be to have to give a deposit back to a tenant that owes money based on a technicality if they took you to court.

@Daray Olaleye that's the thing you don't know if they have property so you basically have to look at each record search the name and it just starts to get tedious and frustrating lol.

There is a lot of information the lenders leave out and it can be very frustrating for buyers.

My frustrated question to that is why do all my other documents (i.e. closing docs, mortgage docs and sale docs) state it is a townhouse?

Its a VERY frustrating situation.
