Trying to find first property to flip

Tamika Gauvin
Posted

Hello,

This is my first post in the forums. I and my businesses partner would like to do our first flip. We are new to real estate investment and Will do a couple of flips to generate cash to start a rental portfolio. We are focused on a couple of area codes where buying low (within our price range), renovating, and selling for a decent profit is possible. Finding properties in this MLS has been hard (I am a fairly new Agent) and we will mi e on to sending letters soon.

Is there anyone in the forum investing in the Baltimore region abs could give some advice on the best approach for finding properties to flip in our price range of 100K to 175K?

Thanks!

@Tamika Gauvin welcome to BP. There is a pretty large comunity of Balitmroe area investor here. You might want to set up a "Keword Alert" for "Baltimore" you will get notified whan anyone posts about it.

Right now is a tough time to buy Inventory is low. One optin is auctions. Ashland auctions does dozens of auctions every week. Keep in mind you have to know you have themoney available if you buy at auction. There are no contigencies in an auctin contract.

As an example I just sold at auction today a property with a $270 ARV (comparable sale on the same block) for $65k. That is a real money make for someone who knows what they are doing. Good luck
