I was thinking of making the 1st floor conference room available on an appointment basis to the (probable) 7 separate tenants on the top floor, that way they could meet with an elderly client on the 1st floor.

To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.

The only thing I could see for repairs is a few holes in wall,paint and refinish wood floors,couple doors and door knobs.I could do most labor myself.

If it's an older home, it hopefully has hardwood floors....then it's just repainting a room or two when people move out.

I ended up having G-Mac Construction (great company)  dig the outside of the basement wall down to the footing, I pushed the wall back out as far as I could using the I-beams, I cleaned the wall, I had a rubber coating sprayed on the the wall (a company recommended by G-Mac), I put in drain tile and G-Mac back-filled with sand then dirt.
