Take the homerun stories with a grain of salt, but I have found incremental success in my investing career, and I credit the little success to being consistent on the process of underwriting, making connections, and being a landlord.

This historic district might not decrease as much but, it makes me a little uneasy that they are telling you that you can get 20% over the current comps you are finding.
