It feels a little overwhelming to realize there are so many different investment options out there.

For those asking about location, it'll be in the knoxville area (potentially smokies or adjacent mountain accessible areas) and will be doing several smaller 400-900 sq ft units (new builds) on a 5-10 acre lot, and I will be bringing the great styling, photography, marketing, and amenities :)  I was actually assuming worse vacancy in the beginning, but this is reaffirming my feeling that what is hurting is large and dated rentals. 

I feel like it would be simpler to just pay a list service, but what should the list be to optimize solid leads?

While people will likely be on their best behavior since they're trying to impress you, you'll still be able to get a feeling for how they'll be as a tenant.

If you feel like the neighborhood is too sketch for them, put an extra car in the driveway so people think its occupied.

If you feel that the offer is not worth $626k, there is no reason you need to force through the purchase.
