All you have to do is buy new doors/drawer fronts and change the trims around the doors using a refacing material if you plan on going with a different color, if you're keeping the same color then shouldn't need to change that as long as the colors match (the companies that make the doors have 1000's of colors so not hard to match them). 

Paint very neutral color, white, very light grays or good ole “Swiss Mocha”3.

If the property under consideration comes through with flying colors, proceed to the next phases.3.  

I also think that you operators true colors when issues arise.

To give a little more color on the 506b vs 506c question, that choice will be more about your ability to raise capital, the right flavor of capital to fit your deal, your track record, and how you are viewed as a sponsor, than it is about the ability to publicly solicit.

The kitchen counters are not my taste with that cabinet color scheme. 

.- Nearly always (unless your home is like a staged new construction model home) staging - meaning even if you have your own items in the home, usually moving things around, removing some, replacing others with rental items if the original items make the rooms look too small or dated, adding/replacing decor and art work, making sure flow and decor maximize space and positive features, repainting walls if the paint color is lowering appeal.- Same concept for outside.- Professional grade photos.- Pricing that takes into account your home's unique features, which could mean going higher or lower than just lumping it in with the mix of comps that appear to be similar.This is agent specific and not necessarily related to a specific company, I see high end 'premier' listings poorly marketed by mainstream traditional companies sometimes and some 'budget' agencies where the agent just did a great job with this stuff.
