Canyon Lake also has a much slower paced feel then some of the other lakes I looked at (Lake LBJ, Lake Travis), and is not nearly as built up and commercialized as those.

You shouldn't expect tenants are experts on your lease.

Presently I do have a franchise commercial RE broker (NAI) but I do not feel he is hustling for the $80k commission he is contracted to receive for just marketing my property on their website and told me he made some phone calls.

It's also smart to get advice from an expert to check if your property is a good fit for central HVAC.

I have some tenants that what distance from us as their landlords--they truly want to feel like this is their space, and thus they want to do everything on their own. 

I've spent a lot of time researching rental properties and was comfortable with that strategy, but since nothing pencils and I'm pivoting a bit at least to get started, I feel like I'm starting over before I even began.
