Learning from other investors' experiences can save you hundreds of thousands of dollars. 

It will depend on your FICO, loan amount, property type, number of units, level of experience, etc.

What I've found is that most Realtors don't like to work with FSBO sellers due to negative experiences dealing directly with sellers.

When I got into real estate I was an Agent with no experience, and I went right into wholesaling.

While I can see how having some POH's isn't the end of the world, especially if you have a solid plan to transition to TOH's over time, for someone with no "experience" and not a ton of startup capital, my major concern is being able to get financing if I can't secure a seller carried note.
