Can someone please explain the difference just in basic terms? 

-Marital home transferred between spouses and the only consideration is a mortgage or other lien encumbering the property -Marital home transferred between former spouses pursuant to a divorce decree (Rule 12B-4.013(27), Florida Administrative Code) -Property transferred to or from a trust with no beneficial ownership change (Rule 12B-4.013(28), Florida Administrative Code) -Gift of property which is not subject to a mortgage -Document is exempt or all parties to the document are exempt (please explain under “Other” below)-Other – Specify

Give them a blank box to "If yes, explain."

For them, their LTV might be too high from the get go funding this way, and I always explain that to them which makes them even more comfortable lending to me.

Show in photos and explain in the description of how it will be "the best location" for the traveler. 

It’s a little complicated to explain on a forum, but it’s a technique I use in my appraisal business when working in a tea I haven’t been in over a year or two.

If you explain your experience and are willing to make a reasonable offer, you will be in front of most people direct mailing.

I explain in my offer letter to sellers that I am a serious investor, not and agent/broker, I pay cash, and are prepared to close as soon as x days.Then I sit back and wait for the motivated sellers to call us.

This will dictate where you purchase and look for properties based on that number alone.My point is that you always start with the end in mind and work it backwards, this creates the strategy (Buy and hold, flip, Wholesale, Notes) which will be driven by the tactic (SFR, MFR, Mobile homes, Short term rental etc) I always coach people and explain that the property is actually the last piece of the puzzle not the first.Hope this helps
