Because we have personally seen everyone that was not priced too high for the market range, kept track of what they sold for, and mentally know about how long they took to sell. 

I do spend a lot of time on houzz trying to educate myself, and I look thru all the flips in my farm to make mental notes of finishes I like and dislike.

I didn't buy the program, but it adjusted my thinking and mentality.

Though I do think that short-term leasing may see an impressive upswing in the area  Thanks for the note, I can appreciate your opinion, but jobs are jobs and for areas that are missing jobs, this is a major enhancement to the specific municipal economy.

I made a mental note of that but didn't think further about it.

As I said, based primarily on something that they heard about on BP that are selling them on something for nothing, instantaneous gratification, diseased mentality.  

It doesn't lash out against anyone, that's snowflake mentality.

Wholesalers technically don't need capital to get started, so I could have a mental capital asset requirement consisting of "what's your favorite real estate investing book that you've read and what were your top 3 takeaways?"

Hopefully one would not be swayed by the rah rah herd mentality I personally witnessed at some of these seminars I attended.
