I agree, you don't need an attorney for most of what is stated, but if you are engaging in such a significant purchase, I don't think $4,000 is a deal breaker to give you a little piece of mind.

My opinion is that if you invest capital in real estate as your primary means to earn income or actively engage in real estate matters earning more than 50% of your income, you're in the business.
