I would love this opportunity to list your home, and if you're not confident enough that a new agent like me will be able to get it done I have a team of very experienced agents at my office who are willing to help whenever and wherever it is needed!

I am confident this will come in our favor but comes at a steep cost to us.

I had read somewhere that smaller/local credit unions can be flexible on their lending terms if the buyer doesn't have enough cash reserves but they feel confident as a repaying client and don't associate a lot of risk.

@David Silver Thanks for pointing out that the kitchen is in solid shape as it makes me feel more confident in my purchase!

Many good ideas shared on this thread - but it all boils down to you will have to engage an Attorney to get it all sorted out - if you want the property! 

I appreciate any advice and engagement as this is all new for me.

Even if I can’t do the cash out refi, I’m confident I can resell it in this market.

We just need to get some experience under our belts renting out our current home, and I think we'll feel much more confident about branching out after!
