I understand wanting to get paid for your knowledge and experience but a part of me also get a scam vibe from it as well.

As Jay pointed out, the primary risks are the project encounters an unexpected problem that results in increased cost and/or time.  

(That doesn’t sound right to me but they wouldn’t book him).I guess the moral of the story is you have to have someone book the property, claim the property is unsafe, unhealthy or a scam or whatever, and then that person complains to AirBNB and demands their money be refunded.

I don't operate in that space so I've never encountered it.

Ive never encountered this, but I of course like every one else has encountered situations where something unethical or illegal has occurred.

Is talking with a potential lender and I suspect a scam because the numbers just don't add up.I was provided this information:Loan Balance: $250,000.00Loan Interest Rate:  5.00%Loan Term: 25yearsNumbers of Payments: 300Monthly Loan Payment:     $833.34Balloon Payments: $238,346.82Total Interest Paid:  $24,508.64Does this mean that after 300 payments of 833.34 we would be completely paid off orAfter 300 payments of 833.34 we would then be required to pay an additional balloon payment of 238,346?

They're total scams! 

I never said that wasn't a legit business model or a scam.

It's all a scam.
