So then my question comes back around of: it some random flipper is offering them 50-70% of that and I can match it, then have I not done everything in my power to do my best for them yet I can still procure the property without them sacrificing anything.It seems as though most responses are ignoring that the family wants it gone ASAP.

I purchased a serious value add 12 unit apartment building in Indianapolis in April of 19' and spent the last 9 months completely turning it around:- Over $150k in renovations: new roof, completely updated common area, most units renovated and turned, new furnaces, plumbing and electricity updates.- Went from 9/12 units occupied, mom and pop managed and all well under market rents and most not paying on time.

For what it's worth, I started out at age 22, the house was kind of dumpy so I did some initial, minimal cosmetic fixes and got a couple of roommates while I lived in the basement, which was not finished and served as a pretty powerful motivator to get it finished in my spare time.
