So that brings the total up to around 3k for this.I can't really make a decent kitchen with this small space with off the shelf stuff at home depot, at least not the plywood casing stuff (too many pieces need to be ordered) so I had them do a design with their woodcraft.

Focus on building relationships (Relational Capital) because that is the most important piece of the puzzle when starting.

Thomas, one piece of advice would be to get all of your documents together, have them scanned as PDF's, organized, and clearly labeled.

We purchased a piece of commercial property last year.

It has complex interplay with various other pieces of the puzzle.

Also, cheaper properties usually don't work as flips as there just isn't enough spread potential between purchase price and ARV by the time everyone takes a piece out.
