You definitely need to do your due diligence on any lender. 

When you lose a couple grand to theft, contractor walks off with a couple grand, you spend 8K in Due Diligence that did it's job.

I have a lot more due diligence to do before I'd even consider jumping in... but I haven't heard anything that makes it sound like BS either. 

Still in due diligence and have alerted buyers agent that we will be going back to seller with a discount on the offer to take into account the odor remediation.

@Michael Loza as long as you do your due diligence on the property I would definitely do whatever you need to do to buy your first unit.

Having a good PM when investing oos is very important so make sure you do your due diligence.

I keep tabs on all my properties and their advertisements, but that is just due diligence and fun for me, so I don't necessarily see it as work, but with that factored in, maybe an extra 2 hours per week or basically scrolling.....

What is a due diligence period?

Personally I don't actually use debt platforms anymore because I find more conservative LTVs and selection criteria (nonjudicial state only, etc.) in hard money loan funds, plus there is the extra benefit of instant diversification and not having to do constant due diligence on new loans to turn the portfolio over every several months.
