Also, a lender will want to be on the debt side of the equation - meaning regular monthly payments while the loan is outstanding. 

This allows me to know that JWB has collected rent if JWB is waiting on remaining payments, any outstanding maintenance issues or simply saying there aren't any, as well as updating me on upcoming lease renewals.

That fear is long gone and I hope to get back into the game this year if the right cashflowing house is found, jacked prices be damned. 

I have yet to find another HML that does not charge outstanding fees, monthly payments, etc.  

Then the 60th payment is the entire outstanding balance.

Well im currently considering this route wholeheartedly, thinking if I can approach someone whose home has been listed as a foreclosure before the auction date, negotiate with them to pay their outstanding fees provided that they will sell their home and in turn split the profits. 1.But what does the law say about this?

Eventually you'll be back to square one with a 30 year scheduled payoff date never moving as your payment is just a function of the time left to maturity, interest, and outstanding balance in this case.  

I realize all that borrowed money is working away for me, each dollar I borrow (that's not for the damn house or car) is making me a decent return.
